This lovely new traditional Tuscan stone built villa sits in its own grounds in a quiet location and is only 15km from the Mediterranean coast. The property sits in an elevated position overlooking the surrounding countryside, and is a wonderful spot in which to unwind and relax. Inside the villa has been tastefully decorated and furnished by the owners. Although newly built great attention has been paid in using traditional materials with all the rooms having terracotta tiled floors and tiled and beamed ceilings.
To one side of the villa a flagstone path leads down to a lower terrace where the large private swimming pool is located. The pool area has been paved with Florentine terracotta tiles and is furnished with sun loungers, tables and umbrellas.There is also a Jacuzzi set into the paved surround at one end. Sitting poolside you have great views of the surrounding hills and farmland.
In front of the entrance to the villa there is plenty of space for several cars to park. The wide entrance hallway gives access to all the ground floor rooms, here and throughout the property the owners have added many stylish decorative touches.
To the right is the charming fully equipped kitchen with built in oven, gas hobs, microwave oven, TV, dishwasher, a free standing butchers block and large separate fridge and freezer.
The kitchen is linked to the dining room via a wide deep archway. This room has a selection of oil paintings on the walls and is furnished with a large circular wooden dining table with seating for up to ten people and matching wooden sideboard and cupboards. There are windows on two sides allowing the light to flood into the room. Both the kitchen and dining room have part glazed double doors which open onto a terrace overlooking the pool.
The library located at the front of the house on the left is a bright airy room with a wide selection of books and windows on two sides. This room has a double sofa bed and can also be used as a bedroom. Next door to the library is the ground floor bathroom with basin and WC. This is also the laundry room where the washing machine and tumble dryer are located.
The final room on the ground floor is the spacious attractive lounge the main focal point of the room is the large open stone fireplace. Comfortably furnished the room has two large sofas, tables, satellite TV and DVD player.
There are windows on two sides and part glazed double doors opening onto a covered terrace furnished with dining table and chairs. This is a lovely spot for those long leisurely “al fresco” meals or relaxing with a glass of the local wine.
Upstairs all of the bedrooms have their own ensuite bathrooms. The first is to the left as you reach the top of the stairs. This is a very pretty bedroom with a double bed, dressing table and wardrobe. The two windows overlook the front and side of the villa, the ensuite bathroom has a shower, basin and WC.
Across the hallway is the master bedroom which has a four poster bed with fabric canopy, a large dressing table and wardrobes. Again this is a light room with windows on two sides. The ensuite bathroom has a full size bath with, basin and WC.
The final bedroom upstairs is currently used by the owners as a second study. There is a double sofa bed and ensuite bathroom with shower, basin and WC.
Outside the villas private garden wraps around the property and has both newly planted areas of trees and herbs as well as some very old olive trees. The gardens have uninterrupted views over the surrounding countryside and to the west the view is over the Mediterranean.
This lovely villa has been tastefully furnished by the owners with many stylish decorative touches.
The villa has a large swimming pool with Jacuzzi and diving board.
Children eight and over welcome. But please note that the swimming pool is nearly three metres deep, and is open to the house. Also that all the sofa and chair covers are white.

Pool Info
The large single Roman ended pool has built in steps leading down into the water which increases in depth to 4 metres at the deepest point. There is a further access ladder at the deep end and also a diving board. The Jacuzzi is located at the shallow end of the pool near to the entrance steps.
The pool measures 16 metres by 5.25 metres with a maximum depth of 4 metres. The paved surround is furnished with a selection of sun loungers, umbrellas and tables. The owners have also included pool towels in the rental price.
Nearest town
The local villages are Bivio Montorgiali and Pancole, 3Kms away, or for a wider selection of restaurants and shops the town of Scansano is only 9km away and Grosseto is a 25 minute drive. For those wishing to explore further afield the cities of Florence, Rome and Pisa are all approximately 2 hours away.

I like To Tuscany, partly because it has a tremendous range of villas, and partly because (unlike many companies) it has an excellent website that provides what you really want when choosing a villa.

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
